How to Apply for Lost Land Certificate Replacement in Lombok

Land title, or often referred to as land certificate in Indonesia, is the conclusive evidence of land ownership. But what if you lost it? This article will provide you a practical general guidelines on how to apply for lost land certificate replacement in Lombok, at the regional National Land Board (BPN).

As governed by the land law, the title holder can apply for a replacement of land certificate. Prepare the following document and follow the steps to get your land certificate replaced:

STEP 1

As soon as you are aware of the loss, visit the nearest National Land Board (BPN). Register for loss certificate replacement issuance by filling in the provided form at the clerk.  At the same time, submit the following required document:

     Required Document

  1. Land Certificate Copy (If Any)
  2. ID Card of Title Holder
  3. The Latest Property Tax Receipt
  4. Affidavit of Loss issued by Hamlet Head
  5. Affidavit of Loss issued by County Head
  6. Letter of No Interest issued by County Head
  7. Letter of No Interest issued by Hamlet Head
  8. Power of Attorney (If the Title Holder is a represented by a proxy)
When you are done and the required document is verified, the BPN will issue a Land Registration Letter.

Step 2

After the registration at National Land Board (BPN) is done, the next step is to make a police report at the nearest Police Station by submitting the same document as aforementioned on Step 1 above plus the Land Registration Letter.

When you are done and the required document is verified, the police will issue a Loss Letter.

Step 3

After obtaining Police Loss Certificate, come back to BPN to apply for certificate replacement by submitting the same document as aforementioned above on Step 1 plus the Land Registration Letter and the Police Loss Letter.

When you are done and the required document is verified, the BPN will issue a receipt and will have a letter sent to mainstream media for loss announcement.

Step 4

The landlord shall give  his/her statement regarding the loss under the oath before the BPN official.

Step 5

The landlord shall announce the loss on mainstream media/newspaper. He/she then must send the newspaper copy to BPN for their archive. 

Step 6

One month after the announcement, BPN will complete the administration process for the issuance of the replacement certificate. It may take one or two months.

Step 7

BPN will issue a land certificate replacement and at the same time declare that the old/lost certificate is automatically revoked.
