Before starting to build your dream house in Lombok, you are required to have a Building Permit (IMB). Building Permit is an approval issued by regional government for the project owners before the construction can legally occur. This is a practical guide for the project owner on how to apply for building permit in Lombok.
Please note that you are also required to have a Building Permit to do major alteration to the existing building. For applying Building Permit, follow the steps below:
1. Document Preparation
Below is the required document for Building Permit Application:
- Completed Application Form
- Land Certificate Copy
- Paid Land Tax Bill Copy
- ID Card Copy
- Tax Payer’s Number Copy
- Deed of Establishment Copy (For Company)
- Law and Human Rights Ministry Decree Copy (For Company)
- Architectural Drawing
- Bill of Quantity/Cost Estimate
- Approval from Neighbors (Front, Back, Left, Right)
- Kepala Dusun (Head of hamlet) Recommendation
- Kepala Desa (Head of County) Recommendation
- Camat (Head of District) Recommendation
- Location Permit
2. Process and Procedures
- Submit your application to the nearest Investment Agent and Single Window Integrated Services.
- The application and the supporting document will be verified.
- The Investment Agent and Single Window Integrated Services officer and related government agents will conduct a field survey.
- Project owner or his representative might be required to do a presentation at one of the government office, depending on the size of the project.
- The application will be processed for IMB issuance.
3.Cost
Building Permit retribution is calculated based on multiple factors. such as building area, road class, etc. The square meter rate might be varied from one region to another, depends on the stipulation in their respective Bylaws.
Below is the formula of IMB rate calculation:
IMB fee = Building Area X TJB X TPJ X 1%
Note:
TJB (Tarif Jenis Bangunan): Building Type Rates is a rate that is defined based on the building type such as small, medium, and big house, simple flat, social building, house of worship, commercial building, office, industry/warehouse etc.
TPJ (Tingkat Penggunaan Jasa): Service Use Level. TPJ is the multiplication of several coefficient factors, including road class, building status, building storey, building use, as well as building class).
The Rate of the IMB per square meter ranges from 100,000 to 200,000 depends on the building category; house/villas or industry etc. Bear in mind that the rate varies from one region to another, depending on the stipulation in their respective Bylaws.
